These Terms & Conditions (the "Terms") govern your use of the services provided by OK Falls Mini Storage, located at 4930 Leslie Dr, Okanagan Falls, British Columbia ("OK Falls Mini Storage", "we", "us", or "our"). By submitting your information through our website or renting a storage unit from us, you agree to be bound by these Terms.

1. Acceptance of Terms & Eligibility

By joining our waitlist or renting a storage unit from OK Falls Mini Storage, you confirm that you:

  • Have the authority to enter into these Terms on behalf of yourself or the business you represent
  • Are at least the age of majority in British Columbia (19 years of age)
  • Will use the storage unit only for lawful purposes

If you do not agree to these Terms, you must not use our services.

2. Services Offered

OK Falls Mini Storage provides self-storage units to individuals and businesses in the Okanagan Falls area. Our services include:

  • Rental of storage units in various sizes (6x6, 8x10, 8x15, 10x15, and 12x15)
  • 24/7 gate access with a personal access code provided upon rental setup
  • On-site camera security monitoring

Unit availability, pricing, and rental terms will be confirmed at the time of rental. Placement on our waitlist does not guarantee availability or lock in pricing.

3. Rental Responsibilities

You are responsible for:

  • Using your storage unit only for the storage of lawful personal or business property
  • Keeping your personal gate access code secure and not sharing it with unauthorized individuals
  • Maintaining your unit in a clean and safe condition
  • Ensuring any items stored comply with all applicable laws and regulations

The following items are strictly prohibited from being stored:

  • Hazardous, flammable, or explosive materials
  • Perishable food items
  • Living animals or plants
  • Illegal substances or stolen property
  • Any items that produce odours, liquids, or gases that may damage other units or the property

4. Fees and Payment

Monthly rental fees are priced at $1 per square foot:

  • 6x6 — $36/month
  • 8x10 — $80/month
  • 8x15 — $120/month
  • 10x15 — $150/month
  • 12x15 — $180/month

Payment terms, due dates, and accepted payment methods will be provided at the time of rental setup. Late payments may result in suspension of gate access until the balance is settled.

5. SMS and Communication Consent

By providing your phone number through our website or waitlist form, you consent to receive SMS (text) messages from OK Falls Mini Storage. These messages may include waitlist updates, unit availability notifications, rental confirmations, and service-related communications.

Message frequency varies. Message and data rates may apply depending on your mobile carrier and plan. You may opt out at any time by replying STOP to any message. For help, reply HELP.

Mobile opt-in data will not be shared with third parties or affiliates for marketing or promotional purposes.

6. Liability

OK Falls Mini Storage provides camera security on the property; however, we do not guarantee the security of items stored in our units. You are responsible for securing your own unit with an appropriate lock.

We strongly recommend that renters obtain their own insurance coverage for stored items. OK Falls Mini Storage is not liable for loss, theft, damage, or destruction of any items stored on the property, except where caused by our own gross negligence.

To the fullest extent permitted by law, OK Falls Mini Storage's liability for any claim arising from your use of our storage units or property is limited to the monthly rental fee paid for the affected unit.

7. Termination of Rental

Either party may terminate a rental agreement with reasonable written notice as agreed at the time of rental setup. Upon termination:

  • You must remove all belongings from your unit by the agreed end date
  • Your gate access code will be deactivated
  • Any outstanding fees remain due and payable

OK Falls Mini Storage reserves the right to terminate a rental agreement immediately for breach of these Terms, non-payment, or use of the unit for unlawful purposes.

8. Governing Law

These Terms are governed by the laws of the Province of British Columbia and the federal laws of Canada applicable therein. Any disputes arising from these Terms or your use of our services will be subject to the jurisdiction of the courts of British Columbia.

9. Changes to These Terms

We may update these Terms from time to time. When we do, we will revise the "Last Updated" date at the top of this page. Continued use of our services after changes are posted constitutes acceptance of the updated Terms.
